The Liverpool Property Market

Voted Europe’s City of Culture in 2008, Liverpool offers a vibrant cultural mix of beautiful architecture, stunning parks, superb shopping, exciting nightlife, world-famous football teams and of course, The Beatles.

As you get further away from the hustle and bustle of the city centre, you’ll find everything from attractive leafy suburbs to the industrial beauty of the Royal Albert Docks.

Offering a huge and varied range of residential properties there is something to suit everyone’s taste. In the centre of town, Liverpool offers everything from modern flats and multi-million-pound penthouses to Georgian townhouses in the Georgian Quarter and stunning waterfront properties at Royal Albert Docks. As you get further out of the city centre the choice becomes even greater, with everything from grand Georgian Mansions, modern detached and semi-detached houses, and plenty of single-occupancy flats and 2-3 bedroom terraced properties.

Local House Price Trends in Liverpool

Liverpool’s average house price is slightly below the national average, making it the perfect locations for first-time buyers looking to make that move onto the property ladder.

The average price for a property in Liverpool is £181,898 (Jan 2021), up from the previous year’s figure of £174,823. This represents a 12-month price increase of just under 8.5%.

Terraced houses accounted for the largest proportion of property sales in the Liverpool area, with an average price of £118,433 and then making up the second largest proportion were semi-detached houses, with an average price of £196,467.

The average sale price for a detached house in Liverpool is £339,222 and the average price for flats was £154,957.

The city centre penthouses mentioned above are listed at just under £1,900,000, the Georgian Townhouse in the Georgian Quarter is £700,000. Waterside city centre flats range from around £280,000 to in excess of £1,000,000.

Highlights of the Liverpool Property Market

Education

Liverpool has no shortage of options when it comes to an excellent education. Boasting three universities and a number of renowned schools for younger children, including highly-regarded St. Edward’s College, Bellerive Catholic College, Liverpool College and Liverpool Blue Coat School.

Out of 138 primary schools in Liverpool, 29 received ‘Outstanding’ Ofsted reports and a further 85 received an Ofsted rating of ‘Good’, meaning that 82% of Liverpool’s primary schools receive a positive Ofsted rating.

Of 54 secondary schools in the city, 14 received an Ofsted rating of ‘Outstanding’ and 15 received a rating of ‘Good’.

There are a total of 48 schools and colleges offering further education beyond GCSE’s, of these, 13 received an Ofsted rating of ‘Outstanding’, with an additional 13 receiving a rating of ‘Good’.

As mentioned previously, Liverpool is home to three Universities: The University of Liverpool, Liverpool Hope University and John Moore’s University, as well as the Liverpool School of Tropical Medicine.

There is also a good choice for parents with children of pre-school age, with a good selection of good performing nurseries.

Transport

Liverpool is blessed with a superb local and regional road network, with the M62 linking Liverpool to the neighbouring cities of Manchester and Leeds, while also offering access to the M56, M6 and M1.

As well as the road network, Liverpool is also served by a superb local commuter rail network in the form of Merseyrail and is connected to the rest of the country via the national rail network, with Lime Street Station located in the centre of the city.

Liverpool has strong historical links with the water and this relationship continues today, offering a local commuter ferry network connecting Liverpool to the Wirral and a ferry service offering trips to Douglas, Isle of Man, Dublin, Ireland, and Belfast in the Republic of Ireland.

Located to the south of the city is Liverpool John Lennon Airport, offering access to most destinations in Europe.

Sports and Music

Renowned across the globe for being home to arguably the most iconic and influential band in history, The Beatles, it has long been considered one of the epicentres of the British music scene. Liverpool also has an impressive sporting pedigree, with two of the most successful and globally popular football teams in England, Liverpool F.C. and Everton F.C, and is home to the most famous horse race in the world, the Grand National.

History

With a rich maritime history, the origins of Liverpool date back to 1190, when the city was known as Liuerpul, although it wasn’t officially recognised until 1207 when King John issued documents advertising the establishment of a new borough called ‘Livpul’. 

At the start, the city was made up of just seven streets, all of which have survived until today. The city didn’t see significant prosperity until the 18th century when it became an integral hub in the transatlantic trade boom.

With the first commercial wet dock being completed in 1715 and then the architecturally significant wet and dry docks of Albert Dock being completed in 1846, by the late 19th century Liverpool became the epicentre for global trade, with 40% of the world’s trade passing through its docks. This huge growth in trade brought significant wealth and growth to the city, resulting in the construction of many of the listed buildings we still see today.

Having suffered a decline in its fortunes following WWII, 1960 brought about the birth of one of Liverpool’s most famous exports, The Beatles.

In 2004 the city received recognition by UNESCO as a World Heritage site as a globally significant Maritime mercantile city. In 2008 Liverpool was voted European Capital of Culture and has continued to benefit from unprecedented growth ever since. To make it a hattrick of awards, in 2015 Liverpool was again honoured with a City of Music UNESCO.

2004 also brought £920m worth of investment to build the ever-popular Liverpool One retail complex, making it one of the most popular retail destinations in the north-west.

Leisure and Culture

As 2008’s European Capital of Culture, Liverpool has no end of things to keep you busy and entertained.

If sports are your thing, then you have the choice of two of England’s best Premier League football teams to choose from in Everton F.C. and the 2020 Premier League Champions, Liverpool F.C. If watching horse racing is your favoured pastime, then Aintree Racecourse, home of the Grand National, is just north of the city.

Liverpool’s waterside location means there is also plenty of opportunity to get involved in water sports and if you enjoy more sedate forms of entertainment, there’s a wealth of marine wildlife to enjoy.

Liverpool residents also get to enjoy some of the most beautiful Victorian Parks around, with more listed parks outside London than any other city in the country.
