Once you have made the decision to sell your commercial property you will typically need to place it on the market with a commercial selling agent unless you can sell privately. If you instruct us at the same time or at an early stage we can arrange with you to have the initial property forms, standard commercial property enquiries and necessary checks completed in readiness. Once a buyer has been found we will have the necessary information to hand to immediately start the legal process of selling your commercial property without delay. The more quickly and smoothly the transaction runs the less likely a risk of it falling through (aborting).
Once the buyer’s solicitor has received the contract pack from us they will commence their searches, investigate the legal title to the property and raise any relevant enquiries to us for your replies. Once the buyer’s solicitor is satisfied with all the replies to appropriate enquiries a completion date can be proposed. Once contracts have been exchanged, you will have the confidence that your buyer is contractually bound to complete on the purchase.
Should you have a mortgage/loan on the property we will liaise with your lender and redeem the mortgage/loan on completion. Similarly, we will also pay your estate agent (if you have one) on your behalf on completion.
If so then contact PSR's Commercial Conveyancing Solicitors to see how we can help you. Entering into negotiations surrounding a commercial lease can be complex. and daunting for some, especially with the added pressure of inspecting the property and arranging signage and any required surveys.
