The Warrington Property Market

Warrington is the largest town in Cheshire, and it is one of the most important infrastructure hubs in the country.

The town has a history dating back to Roman times and has been an important market town since the Middle Ages; the conservation area linking St Elphin’s Church to the modern town centre (along Church Street) highlights this impressive history.

The modern-day Warrington has become a highly sought-after location due to its enviable combination of amenities, infrastructure, and culture.

Local House Price Trends

According to Zoopla estimates, the average price for property in Warrington is £211,605, which represents an increase of nearly 4% in the first part of 2020.

Properties currently available include a number of large, £1 million-plus homes in Culcheth, on Cliff Lane in Grappenhall, and in Lymm, with some beautiful houses around Lymm Dam. Local villages such as Appleton and Winwick are also excellent choices, as is the area off London Road in Stockton Heath.

There are also handsome Victorian and Edwardian period 4- and 5-bedroom properties available in the area, particularly around Grappenhall Road in Stockton Heath. More affordable 2-, 3- and 4- bedroom options can be found in the town centre itself, off Manchester Road and Mersey Street, as well as in Great Sankey, such as those along Boston Boulevard.

Central Manchester and Liverpool are about 40 minutes away by road, with Manchester and Liverpool John Lennon Airports only about 25 minutes’ drive away.

As you would expect from such a significant regional hub, there are many dining and shopping options in Warrington. As well as renowned spots like Aiden Byrne’s The Church Green and The Little Manor in Thelwall, the town has a number of stylish bistros, such as the Terrace in Stockton Heath, and Lymm offers a selection of highly rated modern European restaurants such as La Boheme and Grill on the Cross. For lunch, there are a wide variety of café and pub options serving quality food in the town centre and surrounding area.
