We’re here to help you…
PSR Solicitors employs the best and most qualified Conveyancing Solicitors Wales has to offer. We pride ourselves on providing all clients with a professional, personalised, and cost-effective No Sale No Fee Conveyancing service.
KARL LEWIS Head of Conveyancing
Whether you are selling your home or buying a house or commercial property including leasehold properties and remortgages, our Conveyancing Solicitors in Wales and across the North West have the detailed experience to help you to complete your property purchase or sale as smoothly and as stress-free as possible.
PSR Solicitors have the largest Conveyancing team of any firm of Solicitors in North Wales, but we pride ourselves on giving all clients a personalised and tailored service. Our State-of-the-art conveyancing case management system will allow you to track the process from start to finish, meaning you always know exactly what is going on.
With our No Move No Fee guarantee you won't have any legal costs to pay if your sale or purchase is unsuccessful (for any reason) although you may still have to pay disbursements.
Please note, our No Move No Fee policy is limited to one aborted transaction only. Whilst we wish to continue supporting our clients in limiting their financial losses, it is not feasible from a business perspective for us to cover the cost of more than one aborted transaction. Therefore, any subsequent transaction which aborts, at any stage, will be charged at our full legal fee plus VAT as per our quote.
The process of buying and selling a home is probably the largest purchase or sale that most people undertake in their lives.
By obtaining CQS accreditation our property solicitors have demonstrated that our practice has the skill and expertise to provide quality residential & commercial conveyancing advice.
Buying, selling, or remortgaging a property can sound daunting, but we will be by your side at every step of the process. While moving house or buying a rental property is often considered to be a very stressful process, you can be sure that you will incur in no financial losses if the sale or purchase falls through.
Around 30% of property transactions fail before completion, and the monetary losses for these account for up to £500 million every year. Being protected from losing money from a failed house sale is vital. A purchase or sale may fall through for events such as:
This is a term that is used when a seller accepts an offer, either verbally or in writing, and then accepts a higher offer from a different buyer while in the process of selling the property for the original offer.
Gazundering is the opposite of gazumping: if a buyer lowers their offer after it’s been accepted, they may be gazundering.
If you are buying a property from someone who also needs to buy a property to move in, you are in a chain. The more people are involved in the chain, the more likely it is that a delay may happen, and make your purchase fail. This is very common, which is why no-chain properties are so enticing to buyers and sellers alike.
Sellers may be considering multiple buyers at once, and even come to sending more than one contract out. In these cases, the first buyer who is ready for completion and exchange of contracts will purchase the property. Unfortunately, the other potential buyer will have their transaction fall through.
There are many checks and surveys to be completed during a house sale or purchase, and it’s not uncommon for these to bring up unknown issues later into the conveyancing process. This may include a bad survey, or failed financial checks for the buyer.
We would use PSR again without hesitation.
Thoroughly professional, very kind, courteous. 10 out of 10 +1. I personally felt I made a friend with my solicitor. I would like to thank you for all the work you did for me. I will tell other people what good work you do.
I would like to extend a huge thanks to Toni and the PSR Solicitors team for such a smooth experience selling my property! I would definitely recommend their services.
Can't fault PSR Solicitors at all, as a first time buyer without a clue where to start they helped me every step of the way. Any time of the day I needed advice they were there to help. They made whole process of purchasing a property so much easier, simpler and at a great cost.
If you should find yourself in the unfortunate position of requiring the services of an accident claims solicitor then there is simply no one who will look after you better.
Always helpful and very responsive to any queries. Cannot fault them.
