What can make a property transaction fail?

Buying, selling, or remortgaging a property can sound daunting, but we will be by your side at every step of the process. While moving house or buying a rental property is often considered to be a very stressful process, you can be sure that you will incur in no financial losses if the sale or purchase falls through.

Around 30% of property transactions fail before completion, and the monetary losses for these account for up to £500 million every year. Being protected from losing money from a failed house sale is vital. A purchase or sale may fall through for events such as:

Gazumping

This is a term that is used when a seller accepts an offer, either verbally or in writing, and then accepts a higher offer from a different buyer while in the process of selling the property for the original offer.

Gazundering

Gazundering is the opposite of gazumping: if a buyer lowers their offer after it’s been accepted, they may be gazundering.

Broken Chain

If you are buying a property from someone who also needs to buy a property to move in, you are in a chain. The more people are involved in the chain, the more likely it is that a delay may happen, and make your purchase fail. This is very common, which is why no-chain properties are so enticing to buyers and sellers alike.

Multiple Concurrent Buyers

Sellers may be considering multiple buyers at once, and even come to sending more than one contract out. In these cases, the first buyer who is ready for completion and exchange of contracts will purchase the property. Unfortunately, the other potential buyer will have their transaction fall through.

Poor Research

There are many checks and surveys to be completed during a house sale or purchase, and it’s not uncommon for these to bring up unknown issues later into the conveyancing process. This may include a bad survey, or failed financial checks for the buyer.

What costs are not covered by No Sale No Fee Conveyancing?

When you choose to use PSR Solicitors’ No Completion No Fee Conveyancing services, we will make sure that you are always aware of what fees you may be liable for. We will always discuss the financial costs that could be associated with your transaction before we act on the conveyancing quote you receive.

There are a number of expenses that are not paid to your solicitor, and you will therefore need to pay regardless of the completion of the transaction. These third party fees, known as conveyancing disbursements, include:

  • Environmental Searches

  • Stamp Duty Land Tax (SDLT)

The cost of these fees is set by the organisations that oversee these processes, and can depend on the property’s price, location, and other characteristics.
