Instruct an expert local solicitor

Many of the common delays in conveyancing are a consequence of buyers and sellers waiting to get legal advice up until they have the transaction lined up. Ensuring your finances are in order and ready for the transaction can significantly speed up the process, and avoid undue stress.

Arrange surveys and searches

We can help by carrying out and requesting searches early in the process, so that they can be carried out timely and not delay your transaction. This is one way we make sure your case is moved forward quickly, taking action as soon as possible.

Some mortgage lenders will ask for thorough searches before agreeing to a loan. Surveys and searches can take time, but it is often a good idea to schedule these, even if not required to do so, as they may highlight issues regarding the property of which you may not be aware.

A chain is often the biggest issue when purchasing or selling a residential property. The terms refers to a series of property purchases that are dependent on each other, with buyers that are also selling their own property to fund a purchase. This means that if any of these transactions were to fall through, it could affect other people in the chain, and cause those transfers to also fail.

If you are buying without a chain (first time buyers, or those who are not selling another property) or selling without a chain (inherited properties, retirees, or others who do not need to purchase), your process will likely be quicker.
