At PSR Solicitors, our experienced team combines local property knowledge with an efficient, straightforward service, helping make conveyancing in Preston as smooth and stress-free as possible.

Our Preston Conveyancing Solicitors understand the local market, including traditional terraced properties, family homes and newer developments. Preston’s strong transport links with Manchester and Liverpool also make the area a popular choice for commuters, investors and people looking to settle in a property in the North West.

As experienced conveyancing and property solicitors, we manage all legal aspects of your sale, purchase or other property transaction. We work to keep the process on track while ensuring you remain informed, supported and confident from instruction through to completion.

PSR Solicitors is accredited by the Law Society under both the Conveyancing Quality Scheme (CQS) and Lexcel. These accreditations reflect our commitment to recognised standards of legal practice, transaction management and client care.

For additional peace of mind, our Preston Conveyancing Solicitors offer a No Move No Fee Conveyancing service*. If your sale or purchase falls through before completion, you will not be charged our legal fees. This practical approach helps reduce your financial risk during the conveyancing process.

Contact our Preston Conveyancing Solicitors today to discuss your property transaction and move forward with confidence.

* Please note, our No Move No Fee policy is limited to one aborted transaction only. Whilst we wish to continue supporting our clients in limiting their financial losses, it is not feasible from a business perspective for us to cover the cost of more than one aborted transaction. Therefore, any subsequent transaction which aborts, at any stage, will be charged at our full legal fee plus VAT as per our quote.

Do I need Local Conveyancing Solicitors in Preston?

You don’t need conveyancing solicitors in Preston to complete your property transaction. In the past, people often relied on a local solicitor they could visit in person, bringing documents to the office and having regular face-to-face meetings. While that approach once worked well, it’s no longer essential.

When we work with clients, we provide a modern service that gives you the same level of support without needing to leave home. Most of our clients prefer to stay in touch using email, phone, Zoom, or Microsoft Teams. We’ll communicate in a way that suits you and keep your case progressing from start to finish.

We also offer a Fast Track Conveyancing service, supported by our secure mobile app. This allows you to follow updates in real time, sign documents electronically, and make payments online. There’s no need to print or post paperwork unless you choose to.

You’ll still have direct access to your solicitor and regular updates throughout. The difference is that everything can be managed more quickly and with fewer delays. If you're buying or selling in Preston, we can handle your transaction smoothly without the need for in-person meetings or hand-delivered forms.

Fixed Fee Conveyancing

At PSR Solicitors, we believe in clear pricing with no surprises. Our Fixed Fee Preston Conveyancing service means you’ll know exactly what the legal costs will be before we start work.

We offer competitive fees for both sales and purchases, with prices starting from £399 for sales and £499 for purchases. These fixed fees cover the legal work involved in a standard residential transaction. If your case involves something more unusual, such as leasehold issues or shared ownership, we’ll explain any additional costs before you commit.

In addition to our fixed fees, there are also third-party costs known as disbursements. These include things like local authority search fees, Land Registry charges, and Stamp Duty Land Tax (if applicable). We’ll provide a full breakdown of these when we give you a quote.

Our goal is to keep things straightforward. You’ll get a full written quote at the start, and we’ll explain what’s included. There are no hidden extras, and we won’t surprise you with unexpected charges further down the line.

If your transaction falls through, you’re protected by our No Move No Fee policy on your first failed matter. This gives you added reassurance during what can sometimes be an unpredictable process.

Your Preston Conveyancing Questions Answered

Yes. Many homes in central and older parts of Preston, including areas such as Avenham, Plungington and Deepdale, feature Victorian or pre‑1930s housing. These properties can sometimes involve unregistered titles, shared access paths, flying freeholds or outdated lease agreements that need careful review. Our team of Preston Conveyancing Solicitors will carry out all the necessary checks at the start of the process, explain any risks in plain language, and make sure the legal title is secure before you commit to a purchase. This approach helps you understand exactly what you are buying and avoids unexpected issues later.

Yes. Parts of Preston are undergoing regeneration, particularly around the city centre, University Quarter and areas such as Stoneygate and the Harris Quarter. While these developments can boost long-term property values, they may also affect short-term access, views, or local infrastructure.

Our conveyancing team will carry out full local authority searches as part of the process. These highlight any nearby planning applications, flood risk zones, proposed road schemes, or conservation area restrictions that could affect your decision. Where something relevant appears, we’ll explain the implications clearly and help you assess whether it’s something to be concerned about.

Identifying potential risks early is a key part of a smooth transaction and we make sure nothing is overlooked.

Most conveyancing transactions are completed within 8 to 12 weeks, although this depends on the complexity of the chain, how quickly paperwork is returned, and whether any legal or financial issues arise along the way.

Our experienced Preston Conveyancing Solicitors work closely with local estate agents, lenders and surveyors to help keep things on track. This local knowledge can often prevent unnecessary delays and smooth out common sticking points.

From the outset, we’ll give you a clear idea of the likely timescales based on your specific situation. We also offer a Fast Track service and access to our secure mobile app, which allows clients to upload documents, sign forms and receive updates quickly and securely.

The most common type of property in Preston is semi-detached houses. These are found throughout the city in large numbers, particularly in areas like Fulwood, Ribbleton, Ashton-on-Ribble, and parts of Lea and Walton-le-Dale. Semi-detached homes are often the preferred choice for families and first-time buyers due to their space, gardens, and generally more affordable pricing compared to detached properties.

Terraced houses are also widely available, especially in older parts of the city closer to the centre, such as Plungington, Deepdale, and Broadgate. These properties are typically Victorian or Edwardian, and while they can be excellent value, they sometimes come with features like shared access or unregistered titles, which our conveyancing solicitors are experienced in handling.

In newer developments on the outskirts of Preston,  including areas like Cottam, Ingol and the Preston Western Distributor corridor,  modern detached and townhouses are becoming more common. These are often bought off-plan or through Help to Buy and shared ownership schemes, which require additional legal steps that we can guide you through.

Flats and apartments make up a smaller share of the market but are available in the city centre and close to the University of Central Lancashire. These are popular with students, young professionals, and investors. Leasehold issues and service charges are important to understand when buying an apartment, and our team will explain all of this in detail before you proceed.

No matter what type of property you're buying or selling, we make sure all legal checks are carried out thoroughly and that you have a clear understanding of your position before contracts are exchanged.

Education

Preston provides a strong selection of education options across all stages, with many schools and colleges rated highly by Ofsted. The city is home to a mix of nurseries, primary and secondary schools, as well as further education and university-level institutions.

Several schools in Preston have been rated Outstanding, including The Olive School, Preston Muslim Girls High School, Eden Boys’ School, and Broughton High School. Many other local schools hold Good ratings and offer a strong track record in both academic results and pupil development.

There are also options for single-sex education, independent schools, and faith-based learning. Early years provision is well established across the city, with a number of nurseries achieving positive inspection outcomes.

For post-16 education, students in Preston can access a range of sixth forms and further education colleges offering A-Levels, technical qualifications, and vocational courses. The city is also home to the University of Lancashire, formerly the University of Central Lancashire, which continues to invest in its Preston campus and offers a broad choice of undergraduate and postgraduate degrees.

Transport

Preston is well-connected by road and rail, offering excellent access to neighbouring towns and cities. These strong links are a key reason why the area remains popular with buyers, renters and investors alike. Whether you’re commuting, travelling for work, or simply looking for convenience, the transport infrastructure in and around the city makes it easy to get around.

Preston benefits from easy access to the M6, linking it north towards Lancaster and the Lake District, and south towards Wigan, Warrington, and Manchester. The M55 provides a fast connection to Blackpool, while the M65 and M61 link the city with Blackburn, Burnley and Manchester. Recent improvements to the road network, including the opening of the Preston Western Distributor Road and new access routes such as Edith Rigby Way, have reduced congestion and improved journey times on the western side of the city.

For rail users, Preston Railway Station is a major hub on the West Coast Main Line. It offers regular direct services to Manchester, Liverpool, Birmingham, Glasgow, and London, making it a convenient location for commuters and long-distance travellers. The station is centrally located and well served by local transport links.

Air travel is easily accessible via Liverpool John Lennon Airport and Manchester Airport, both of which are around an hour’s drive away. These offer a wide range of domestic and international flights, making them convenient options for residents planning holidays or travelling for business.

History

Preston is one of Lancashire’s most historically significant cities. Its recorded history dates back to Roman times, and it was officially granted city status in 2002 as part of Queen Elizabeth II’s Golden Jubilee celebrations.

Much of the city's growth took place during the Industrial Revolution, when Preston became a major centre for cotton production. The area developed rapidly in the 18th and 19th centuries, and its textile mills, railways, and canals helped it become one of the North’s most active industrial hubs.

Preston’s architectural heritage remains visible today, with several well-preserved buildings from the 16th, 17th and 18th centuries still standing. One notable example is the Church of St George the Martyr, constructed between 1724 and 1726, which reflects the city’s Georgian influence.

Today, Preston is a modern and forward-looking city. It continues to benefit from investment in retail, education, housing and infrastructure, while still retaining much of its historical character. Many buyers are drawn to properties in areas with Victorian terraces and period architecture, where character homes often hold long-term value.

Shopping

Preston has a well-established retail sector, with a mix of high street shops, national brands and independent outlets. The city centre is home to two main shopping centres: Fishergate Shopping Centre and St George’s Shopping Centre, both offering a range of stores, cafés and services. Together, they provide a strong retail presence and contribute to the city’s growing economy.

Fishergate itself is a key high street area, home to well-known national chains and everyday essentials. The surrounding streets include independent retailers, barbers, cafés and convenience stores, making the area practical for both residents and visitors. Preston’s Covered Market also continues to serve the local community, offering fresh produce and specialist goods in a redeveloped, award-winning venue.

Beyond retail, Preston has a strong reputation for sport and leisure. It is home to Preston North End Football Club, one of the founding members of the English Football League and a club with a proud history. The city also supports rugby, cricket, and motor racing, including a local speedway course.

Eating

Preston has developed a strong reputation for food and drink, offering a broad mix of restaurants, cafés and takeaways to suit all tastes. From casual dining to independent bistros and international cuisines, the city centre and surrounding areas provide plenty of choice for residents and visitors alike.

Local favourites include Italian, Spanish and Mediterranean restaurants, as well as popular Indian, Chinese and Middle Eastern options. There are also plenty of cafés, bakeries and dessert houses, many of which are family-run and well supported by the local community. Vegan and vegetarian options are widely available, and many eateries cater for dietary needs without compromise on quality.

The city centre, Friargate, and Winckley Square are home to many of the most well-known venues, while new openings continue to appear in regenerated areas such as the Markets Quarter. For more relaxed dining, the Docks and Riversway area offers several places to eat with views over the marina.

Activities

Preston offers a variety of activities for people of all ages, with a strong mix of cultural attractions, green spaces, family destinations and local heritage sites. The city centre is home to the Harris Museum, Art Gallery and Library, which recently reopened following a major redevelopment project. This landmark building brings together art, archives and local history in the heart of the city, and plays a key role in Preston’s cultural identity.

For those who enjoy the outdoors, the city has a number of parks, walking routes and nature reserves. Avenham and Miller Parks, located near the River Ribble, are among the most popular, offering riverside paths, Victorian landscaping and seasonal events. A little further out, Turbary Woods Owl and Bird of Prey Sanctuary provides a well-supported wildlife experience and has become a destination for families and animal enthusiasts.

Preston also has sports and leisure options including football at Deepdale Stadium, theatres, live music venues, gyms, and a modern E-Karting centre. The city’s leisure facilities continue to grow, supported by investment in new developments and city centre regeneration schemes.
