Conveyancing Solicitors Cheshire & North West

If you are looking for qualified and specialist Conveyancing Solicitors in Cheshire, and across the North West, to help with the sale or purchase of property, then talk to our conveyancing team today.

There are numerous factors involved in buying or selling a house, the least of which is dealing with other buyers and sellers via their own conveyancer. To make sure the sale or purchase of your home goes smoothly and within your timescale expectations, it pays to have expert and qualified Residential Conveyancing Solicitors in your corner and protecting your interests at all times.

Our Conveyancers use a state of the art Conveyancing Management System (Hoowla), to support all steps of the transaction, and this also provides us with accurate timescales for completion. All things considered, we would expect all searches and the transfer of title to be conducted within a 12-week period, from instruction to completion.

Most sales and purchases are very straightforward whereas others involving unregistered land, leasehold, and Help to Buy schemes can take slightly longer as there are other factors involved and other third parties whom we have to correspond with.

No Move No Fee Residential Conveyancing

Our Residential Conveyancing Solicitors work on a No Move No Fee basis for residential property purchases and sales, so you will have no legal fees to pay at all, if the transaction does not proceed (although you will be liable for disbursements which have been incurred).  It is in our interest to ensure that the transaction moves as smoothly and quickly as possible.

We know how stressful and time consuming buying a house can be, but that need not be the case, even if you have a related property to sell which can add further considerations.

One of our dedicated Conveyancing Solicitors can assist you at every stage of the legal process and keep you fully updated on the progress of your purchase from start to finish. Trust us to help you.

Please note, our No Move No Fee policy will cover 2 aborted transactions only. Any subsequent transactions which abort at any stage will be charged at the rate of 80% of our legal fee plus VAT as quoted above.

Our 'No Move No Fee' promise

  • No charge if your move falls through
  • No hidden extras
  • Deal with the same qualified Solicitor
  • We don't pay referral fees

Procedure for buying a house or an apartment with PSR Solicitors.

Once you have made the decision to buy a property you will typically negotiate the purchase price through the estate agent unless you are buying directly from the seller privately.

If you instruct us at the same time or at an early stage we can arrange with you to have the initial forms and necessary checks completed in readiness. Once your offer has been agreed with the seller we will have the necessary information to hand to immediately start the legal process of purchasing your property without delay. The more quickly and smoothly the transaction runs the less likely a risk of it falling through (aborting).

Once we have received the contract pack from the seller’s solicitor we can commence with searches, investigate the legal title to the property, and raise any relevant enquiries. Once we are satisfied with all the replies to our enquiries, the results of searches and are in receipt of any required mortgage offer a completion date can be proposed. This process may take a little longer depending on how many people are in the conveyancing chain.

Once all parties in the chain have agreed a completion date it is usual to exchange contracts at the earliest opportunity. Once contracts have been exchanged you can book your removals with the confidence that your seller is contractually bound to complete on the sale to you.

Should you require a mortgage on the property we will liaise with your mortgage lender, deal with their requirements and request the mortgage funds in readiness for completion. Similarly, we will also pay for the searches and any stamp duty land tax on your behalf. Thanks to our expertise in all types of residential property transactions, we can ensure your purchase goes as smoothly as it can.

Please note that if you are selling a flat (situated in a building which is 11 meters in height or 4  storeys or over) we reserve the right to cease to act as we are unable to advise on the requirements or implications of the Building Safety Act 2022 (‘2022 Act’). We cannot advise on the height of buildings (especially where the building is close to meeting the various height qualifications), advise on whether buildings are in scope of the 2022 Act, or advise on the contents of the required certificates required under the 2022 Act.

Do you need a Conveyancing Solicitor to help with the re-mortgage of your home?

One of our dedicated conveyancing solicitors can assist you at every stage of the legal process and keep you fully updated on the progress of your re-mortgage from start to finish. Trust us to help you.

Once you have made the decision to re-mortgage your property you will typically discuss your requirements with your financial advisor or through your preferred lender directly. If you instruct us at the same time or at an early stage we can arrange with you to have the initial forms and necessary checks completed in readiness.

Once your mortgage offer has been accepted and we receive mortgage instructions from your lender we will have the necessary information to hand to immediately start the legal process of re-mortgaging your property without delay.

Once we have received mortgage instructions from your lender we can commence with necessary searches, investigate the legal title to the property and raise any relevant enquiries. We will also at this stage request a redemption statement on your existing mortgage. Once we are satisfied with all the replies to our enquiries and results of searches a completion date can be proposed.

Once a completion date is agreed we can request mortgage funds from the lender and complete once received. On the same day, we will redeem your existing mortgage on your behalf.
