Fixed Fee Conveyancing Solicitors

Our specialist Conveyancing Solicitors offer Fixed Fee Conveyancing to individuals looking to purchase, sell, re-mortgage, or transfer equity for a residential property anywhere in England or Wales.

Ensuring your sale or purchase of residential property proceeds smoothly and timely is our priority. Having a team of expert and qualified Conveyancing Solicitors by your side can make all the difference, in what sometimes, can become a lengthy and stressful process.

The Fixed Fee Conveyancers at PSR Solicitors will support you throughout each step of the transaction, ensuring everything is taken care of quickly. We aim for most sales and purchases to be completed within a 12-week period.

Our Fixed Fee Conveyancing for a property sale starting from £699 (dependent on the value of the property)

Our Fixed Fee Conveyancing for a property purchase starting from £799 (dependent on the value of the property)

What is the difference between Hourly Rate and Fixed Fee Conveyancing?

It is fairly common for Conveyancing Solicitors today to apply a Fixed Fee Conveyancing method to most sales, purchases, equity transfers and remortgages. This will allow you to have peace of mind through the process as you know where you stand regarding the final Conveyancing costs. No unforeseen, additional expense will keep you on a sure footing.

We will thoroughly consider your situation, the property in question, and the process most beneficial to your transaction to inform you of all costs. You will be able to understand and agree to all expenses right at the outset, avoiding any hidden charges (disbursements) that some Fixed Fee Conveyancing firms may apply to your bill.

How much does Fixed Fee Conveyancing cost?

The benefit of a fixed fee conveyancing quote is the awareness of all the costs, and the safety of not encountering unexpected hidden fees. However, there are still many factors that may make some cases more expensive than others.

You can use our Fixed Fee Conveyancing Calculator to find out what your sale, purchase, equity transfer or remortgage will cost you. By using our online Conveyancing Calculator system, you will receive your conveyancing quote in under 20 seconds.

When you receive your quote via email, you can choose to instruct one of our expert Fixed Fee Conveyancing Solicitors immediately and begin the conveyancing process right away. PSR Solicitors will provide you with a full breakdown of the conveyancing costs, so make sure to compare quotes you may receive from other law firms item by item.

What is not included in Fixed Fee Conveyancing?

The process of conveyancing has many variables, and while we aim to cover as much as possible with our fixed fee agreements, some parts of it are subject to variations. We will always disclose these charges to you and discuss them ahead of proceedings.

Some of the services we can offer for an additional fee include:

  • Writing a will; our solicitors can write a single will for £175 plus VAT, and mirror wills for two people in a cohabiting relationship for £250 plus VAT
  • Deed of Variation of a lease, the price of which will depend on the variations requested
  • Freehold purchase: we can support you through the purchase of a freehold, for a charge that will depend upon the number of leaseholders. Contact us for a quotation today.

Every conveyancing case is different, and our Fixed Fee Conveyancing Solicitors will be able to accommodate your situation. We will discuss all costs with you before beginning the process.

No Sale No Fee Conveyancing

The Fixed Fee Conveyancing Solicitors at PSR work on a No Move No Fee basis for residential property purchases and sales. If, unfortunately, the transaction should fall through, you will not be liable to pay any legal fees to us. You may, however, still be subject to payment for possible disbursements which can happen throughout the process.

Buying or selling property can be a very stressful process, and it can take a long time to finalise, but our Fixed Fee Conveyancing Solicitors will consider your interests a priority. Ensuring a timely and smooth transaction is very important to us, especially when the sale of a related property is involved.

Our team of Fixed Fee Conveyancing Solicitors will be able to support you through the whole legal process, from search until the transaction is finalised. You will be fully updated on every event, every step of the way. Contact us today for a fixed fee conveyancing quote.

Please note,  our No Move No Fee policy is limited to one aborted transaction only. Whilst we wish to continue supporting our clients in limiting their financial losses, it is not feasible from a business perspective for us to cover the cost of more than one aborted transaction. Therefore, any subsequent transaction which aborts, at any stage, will be charged at our full legal fee plus VAT as per our quote.

Why use Fixed Fee Conveyancing?

Fixed fee conveyancing is a convenient and safe way to have a qualified conveyancing solicitor represent you through the conveyancing process. You can proceed with your sale, purchase, equity transfer or remortgage without the concerns that are associated with an hourly fee conveyancer.

The benefits of choosing one of our Fixed Fee Conveyancing Solicitors include:

  • Easier budgeting, as all charges and fees are disclosed ahead of proceedings and agreed on with your solicitor
  • Better confidence in the services you will have access to, as these will also be agreed on and discussed with you before the start of the conveyancing process
  • Lower risk of unforeseen charges, such as engrossment fees or notice of charge fees when dealing with leasehold properties

When you instruct one of our Fixed Fee Conveyancing Solicitors you will always have complete clarity on the costs associated with the Conveyancing process and disbursements, as well as enjoying regular communication with your dedicated Conveyancing Solicitor. You’ll find our overall Fixed Fee Conveyancing Service to be one of the best across England & Wales as our many 5-star Google reviews from hundreds of happy customers pay testament too.

Contact PSR Solicitors for a quote today or use our online Conveyancing Fee Calculator to find out how we can help you.

How long does conveyancing take?

There are many factors that may affect the length of our Fixed Fee Conveyancing, but we aim for most cases to be finalised within eight to twelve weeks. Many of these factors will be outside of your or our control.

There are, however, steps you can take as a buyer or seller to ensure the least amount of delay possible. Sellers should consider:

  • Beginning the conveyancing process as soon as possible
  • Collecting relevant documentation about the property
  • Timely completing the property information forms, such as TA6, TA7, and TA10
  • Obtaining a Leasehold Management Information Pack (when applicable)
  • Preparing for re-negotiations
  • Selling during the best time, usually spring
  • Considering the buyer’s circumstances, such as cash buyers or chain-free buyers

Buyers, on the other hand, may need to make different considerations to ensure the transaction is made smoothly and with little delay. This will include:

  • Getting a Decision In Principle (DIP) from a lender
  • Choosing the right solicitor, which can also act for your lender
  • Keeping the estate agent involved
  • Re-negotiate quickly, if necessary
  • Considering an Indemnity Policy, if necessary

When the seller or buyer has acted quickly and accurately, the Fixed Fee Conveyancing Solicitors at PSR Solicitors will be able to finalise the transaction with you. With no hidden fees and timely action, you can rest assured your property sale or purchase can proceed as smoothly as possible.

What information do I need to get a Fixed Fee Conveyancing quote?

Your fixed fee conveyancing quote will need to take into account a number of factors, which we will discuss with you. The more information you obtain and disclose about the seller, the buyer, the lender, and the property itself, the more accurate your quote will be.

Your price will be quoted considering whether the property is freehold or leasehold, whether you or the buyer is applying for a mortgage, and whether any government schemes apply to you.

PSR Solicitors can give you an accurate quote if you provide us with information such as:

  • Price of the property: you should inform us of the market price, even when purchasing or selling an undervalue property.
  • Tenure: the conveyancing process for a freehold property is usually quicker, so a higher price will be associated with leasehold or share of freehold properties.
  • Mortgage: if it’s necessary for us to liaise with a mortgage lender, this may affect your final quote
  • Schemes: dealing with government schemes will take a longer time, and it may increase your conveyancing quote. This includes Help to Buy, Right to Buy, and New Build schemes.
  • Property postcode: the location of the property may affect the price of your conveyance, as some areas require additional checks - this includes coal mining searches, and Local Authority Search costs vary depending on the council.

We can advise you on what documentation we will need to provide you with an accurate quote. Contact us today to find out more, or use our Conveyancing Quote Calculator.
