The Caernarfon Property Market

With a heritage stretching back to the Romans, Caernarfon is one of the most popular destinations in the Wales.

While many come to visit Wales’ most impressive castle (part of an UNESCO World Heritage Site), the stylishly redeveloped waterfront also commands a good deal of attention, and the impressive range of outdoor pursuits available make Caernarfon a great base for adventurers of all ages.

Local House Price Trends

Caernarfon is fortunate to have an extremely diverse range of available properties, from large detached houses to flats and bungalows. From impressive period family homes along Caernarfon Road, many with stunning views over the Menai Straits towards Anglesey, to substantial 4-bedroom properties close to the town centre in LL55, detached homes are available from £275,000. Constantine Road offers a number of beautiful semi-detached houses within easy walking distance to the centre of town, while some of the most impressive properties in the area are situated in the modern Doc Fictoria development on the banks of the Menai Strait. Flats in these fabulous new developments offer luxurious lifestyle with fabulous sea views and can command prices over £300,000.

 

According to Zoopla estimates, the average house price in Caernarfon was £173,203 in October 2020. Detached properties fetched an average price of £217,719, while semi-detached houses sold for an average of £181,171. Terraced properties were the majority of sales in Caernarfon in 2019-2020, going for an average of £130,244, while flats, including those in the exclusive, modern water development, sold for an average of £193,731

Grouped with Edward I’s other castles at Conwy, Beaumaris and Harlech as a World Heritage Site, the castle is rightly famous for the scale and drama of its architecture, as well as for hosting the investiture of Prince Charles as Prince of Wales. In addition, Caernarfon is also home to the Segontium Roman Fort and the Grade II listed quarryman's cottage Cae’r Gors, which was home to renowned Welsh author Kate Roberts.

Nature and the Great Outdoors

Caernarfon and the surrounding area offer lots of options for enjoying the outdoors, including the Wales Coast Path, providing 180 miles of hugely varied landscape. Nearby Dinas Dinlle Beach is one of the most popular local destinations with locals and visitors, supported by numerous cafes and shops and offering excellent fishing in the evenings. Some of the best and most dramatic walking in Britain is also right on your doorstep, while the the scenic Lôn Eifion recreational cycle route offers another way to explore the area.

The Welsh Highland Railway

Part of a multi-million-pound development, the Welsh Highland Railway’s new station opened in Caernarfon in 2019 and includes a new exhibition space and café. The railway itself runs for 25 miles from Caernarfon, through the foothills of Snowdonia, taking in some of the most picturesque villages in Britain.

Culture

The Galeri is one of the most ambitious and significant cultural developments in recent Welsh history. The extension in 2018 added two new dedicated cinema screens, which bring the latest film releases to Caernarfon, as well as a new workshop/creative space, exhibition area and state-of-the-art meeting room. Theatre, music and dance are also showcased here, while the annual Pics Festival provides an opportunity for local children to develop filmmaking and reviewing skills.
