Procedure of buying your leasehold property

Once you have made the decision to enter into a commercial lease you will typically negotiate the terms of the lease (Heads of Terms) through the landlord’s commercial agent unless you are liaising direct with the landlord. If you instruct us at the same time or at an early stage we can take your full instructions, advise you on the draft Heads of Terms and arrange with you to have the initial forms and necessary checks completed in readiness. Once the Head of Terms have been agreed with the landlord we will have the necessary information to hand to immediately start the legal process without delay.

Once we are satisfied with all the replies to our enquiries and results of searches, a completion date can be proposed.

We will also pay for the searches, any applicable landlord costs, stamp duty land tax and Land Registration fees on your behalf.
